Maricopa County is home to most of Arizona’s investment real estate, and to most of our book. We have made hard money loans here since 1992, and our office is in Scottsdale, so most Maricopa County deals are a short drive from a decision maker who can walk the property.

The county covers very different markets. Older neighborhoods in Phoenix, Mesa and Glendale are fix and flip territory. Scottsdale, Fountain Hills, Cave Creek and Carefree carry custom and luxury construction. The West Valley, from Surprise to Buckeye, is where much of the new growth is. And the unincorporated areas such as New River, Wittmann and Tonopah are acreage, horse property and owner-built homes.

What we look at on a Maricopa County hard money loan

  • Who has jurisdiction. A parcel inside a city or town permits through that municipality. A parcel in an unincorporated area permits through Maricopa County. We confirm which before we talk about a build schedule.
  • The submarket, not the county average. Values in this county change from one side of a road to the other, so we read comps close to the property.
  • The exit. A sale, a refinance or a lease-up, priced against the market as it is today.
