New River is unincorporated desert north of Phoenix along the I-17: acreage, custom and owner-built homes, and land held for the right plan. It is also where one of our construction loans shows how we like to lend.

An owner-builder in the New River area came to us with land owned free and clear and a ground-up plan. We funded $485,000 at 59.5 percent of the finished value. His draws advanced ahead of each phase, a local inspector confirmed progress, and he never floated a phase out of his own pocket.

What we look at on a New River hard money loan

  • County permits. New River is unincorporated, so permits run through Maricopa County rather than a city.
  • Wells, septic and access. Each is part of the property’s value and the finished home’s resale.
  • The builder. An ROC-licensed contractor or you as an owner-builder. We underwrite the team along with the numbers.

Loan figures are program ranges. Every deal is priced on its own fundamentals. This is not a commitment to lend.

Questions New River borrowers ask
Do you make hard money loans to owner-builders in New River?

Yes. We fund owner-builders as well as ROC-licensed contractors, and our New River example was an owner-builder.

I own my New River land free and clear. What can you fund?

Up to 100 percent of hard costs, because the land is the equity in the deal. Draws advance before each phase.

Do you lend on raw acreage in New River?

Yes. We price access, water, utilities and your plan for the parcel. Residential land runs up to 70 percent of value.
