Multi-family deals are bought on what the property can do, not what it did last year. The seller’s rent roll is below market, half the units need turning, and every bank underwrites yesterday’s income.

We underwrite the plan. What do the units rent for after the renovation, what does the work cost, and what is the property worth stabilized? When those numbers hold, the current rent roll is a starting point, not a verdict.

The bridge to stabilized

The pattern is simple. You buy below stabilized value because of the work or the vacancy. Our loan funds the purchase and carries the property through the repositioning, interest only, so payments stay manageable while units come online. Then you sell, or refinance into permanent financing at the new value, and the loan retires.

We do not compete with your long-term lender. We get you to them in a stronger position.

What size properties do you fund?

Duplexes, fourplexes, and apartment buildings across Arizona. Loan amounts run $50,000 to $25,000,000, which covers most small and mid-size multi-family deals in this market.

The units need work before they rent at market. Does that kill the deal?

No, that is usually why the deal exists. We fund the purchase and the renovation. Your exit is a sale or a refinance into long-term financing once the property performs.

Do you offer long-term rental loans?

No. We are bridge capital: we fund the buy and the improvement, and you refinance into a term loan with a long-term lender when the property is stabilized. We will say so up front, and we are glad to be the first call on your next acquisition.
