Pricing is set deal by deal, on the property, the leverage and the plan. Call and we will talk about your numbers.
You walk a house and you can already see the finished product. The comps support it. The seller wants to close in two weeks.
Then the lender asks for tax returns, committee review, and forty days.
We underwrite the property and your plan, not a checklist. When the deal makes sense, we say so, tell you what we can do, and start the title work.
What we look at
- The purchase price against the comps. Your margin is made on the buy.
- The rehab budget, line by line, against real Arizona costs.
- The exit. What the house sells for when the work is done, priced against the market as it is, not as the listing agent hopes it will be.
Draws that keep the job moving
We fund forward. Your rehab draw is advanced before the phase begins, not reimbursed after you have already paid for it, and inspection turnarounds are fast. Your crews stay paid, your material orders go out on time, and the project keeps its schedule instead of waiting on paperwork.
Bring the address, the purchase price, and your budget. Call (480) 783-8800 or ask for a quote, and you will hear back from a decision maker, not a processor.
Leverage above is a program range. Every deal is priced on its own fundamentals. This is not a commitment to lend.
Do you lend on auction and trustee sale purchases?
Yes. Wholesale deals, trustee sales, estate purchases, agent-listed properties. If it is an Arizona investment property with a real exit, we will look at it.
What does the rehab budget need to look like?
Line items, not a round number. We read your budget against what work actually costs in this market. A clear budget usually earns better terms, because it tells us you have done this before.
What if my deal does not fit the numbers above?
Ask anyway. The figures on this page are program ranges, not cutoffs. We underwrite the deal in front of us, and strong deals earn exceptions.
